Just as in the professions of law, medicine and engineering, REALTORS® are pledged to a stringent Code of Ethics.

When you use a REALTOR®, you know that you're dealing with a professional who is committed to fair and ethical treatment in all transaction-related matters. Only REALTORS® pledge to abide by a real estate code of ethics and only REALTORS® are held accountable for their professional behavior.

REALTORS® are more than salespeople. They are market analysts, mortgage qualifiers, negotiation facilitators, and most importantly, financial counselors. REALTORS® can guide you through the property transaction, providing the information and resources needed for you to make sound decisions. Here are a few ways that working with a REALTOR® works for you, whether you're a buyer or seller:

A REALTOR® has extensive information about what is on the market, so you won't waste time looking at unsuitable properties. If you're selling, a REALTOR® gives you quick exposure to the maximum number of buyers.
A REALTOR® helps you determine how much home you can afford, how you can acquire the down payment, and what financing options are available. For sellers, a REALTOR® knows current real estate values and can help you set a realistic, competitive price.
A REALTOR® can suggest simple changes that could make a prospective home more suitable for you and improve its utility and value. They can also suggest ways to make your property more marketable when selling.
A REALTOR® can supply information on real estate values, taxes, utility costs, municipal services and facilities, and may be aware of proposed zoning changes that could affect your decision to buy.
A REALTOR® maintains objectivity in presenting advantages and disadvantages of potential properties and in presenting offers and counter-offers between buyers and sellers.
A REALTOR® can familiarize you with closing procedures by explaining them in advance. Sellers will benefit from a REALTOR'S® knowledge of figuring net proceeds, taking into account loan balance, closing costs, etc.
A REALTOR® knows how to market your property effectively, tapping into referrals and proven marketing techniques while freeing you from the problems associated with showing your property yourself.

Published by the Virginia Association of REALTORS®. The term REALTOR® is a registered collective membership mark which identifies real estate professionals who are members of the National Association of REALTORS® and subscribe to a strict Code of Ethics.
